BOARD MEETING NOTES

Attending: Chris Child, Aaron Lopez, Ron Steed, Shelley Williams, Paul Beard & Thomas

Absent: Catherine Norwood (Resigned)

BUSINESS:

1. Minutes from November 2020 meeting were reviewed & approved unanimously.

2. Review of financial statements and Accounts receivable. Moved $18K to reserves unanimously. Five Accounts delinquent on HOA fees totaling $525.

No issues noted & approved unanimously.

3. Lyle Page was candidate that had the most votes after Catherine Norwood from the annual meeting and was voted unanimously to join the board.

​LANDSCAPING:

Concerns were raised regarding salt use during snow removal. Snow found in clumps on sidewalk.

Window wells have been worked on by landscaping company to ensure the dirt/mulch is at least 6 inches lower than top of window well.

Concerns about window wells and reducing risks for flooding. Landscaper will dig to make sure there is at least a 6 inch relief between top of window well and ground/dirt.

PAINTING:

Discussion to conduct a walk through and evaluate what needs painting..

DECKS:

CMI has contacted companies to assess repair/replacement of decks. Discussion of using trex for deck replacement. No action taken at this time. Board is waiting for assessment and estimate of deck repair/replacement.

ROOFS & SIDING:

Roofing projects for 2021 were discussed and tabled due to the cost of potential upcoming deck repairs.

Gutter repairs scheduled for 01/21/21.

ARCHITECTURE:

No concerns at this time.

WALKS & STREETS:

No concerns at this time
